The Hawaiian Ocean View Ranchos, more commonly referred to as the Ranchos, lies between Hawaiian Ocean View Estates , (Ocean View), and the ocean. The subdivision is located makai (ocean side) of the highway between mile markers 76 and 78 in the town of Ocean View, district of Kau. The Ranchos actually do not quite reach down the ocean. The elevation range is from about 2000 to about 600 feet above sea level.
The subdivision is composed primarily of 3 acre lots. As shown in the picture above, the upper roads of the Ranchos do have some vegetation, however, the vegetation soon gives way to scrub and bare lava as one descends towards the ocean. One can account for this by the fact that the more mauka (towards the mountain) higher elevations receive more rain as clouds tend to congregate more often in these regions. Many of the lots in this subdivision have stunning coastline, ocean, and South Point views.
No municipal water is available here. Homes must have a catchment system.
Much of the subdivision has electricity and phone service available. The subdivision often is very breezy. It would be a good place for wind power if you don't want to be on the "grid". The windiness has its drawbacks, though. You should try to plan you home with the prevailing wind directions in mind. Sheltered areas should be sought out for most types of plantings as the breeze can quickly dry out soil.
The mandatory annual road maintenance fees are approximately $110 per year and there are minimal CC&R's. This is lava zone 2.
